About Causeway
We work with developers, property owners, Main Street programs, tourism teams, and short-term rental operators who need clear advice and useful deliverables.
Causeway is a real estate development advisory and design studio based in Easton, Maryland, serving the Eastern Shore. It operates as a trade name of Rivers & Roads, LLC. We connect feasibility analysis and concept design with space repositioning, branding, marketing, and community engagement. Our team brings hands-on experience in development, property operations, Main Street leadership, and short-term rental marketing.
Clients leave with a clearer understanding of their options and practical materials to support the next decision. Depending on the assignment, that may include a financial model, a design concept, a marketing strategy, or materials for community conversations and planning commission or historic district review. We work alongside existing teams to keep those deliverables connected to the project’s budget, market, and next steps.

Our approach
We respect the money, time, and local knowledge already invested in a project. Our role is to help clarify the opportunity and contribute work that the team can use.
Based on the Eastern Shore, Causeway combines development thinking, design, and communication in a scope that fits the assignment.
