01 / The challenge

What the project needed to resolve

Caroline County needed a clearer picture of the lodging opportunity: who would visit, what product could fit, and how a new hotel might connect to the surrounding economy.

02 / The contribution

How the work addressed the question

The study brought together stakeholder interviews, hotel and short-term rental data, competitor analysis, and illustrative financial modeling. It considered regional demand generators, site characteristics, infrastructure, and community impact alongside the experience a new lodging product could offer.

03 / The deliverables

What the assignment produced

  • Market and competitive analysis
  • Stakeholder interviews
  • Illustrative financial scenarios
  • Site and operator recruitment strategy

04 / The next decision

What the work made clearer

The county gained a research-based starting point for expanding its lodging and accommodation options. The study brought demand, potential hospitality products, site considerations, and illustrative economics into one report, giving the county a clearer basis for discussions with property owners, developers, and operators.

The recommendations provide a framework for evaluating opportunities and directing recruitment efforts as circumstances and market conditions evolve.
